Compilation of precedent images for urban design guidelines

On December 11, 2023, City Council adopted the Mixed-Use Corridors Urban Design Guidelines.

Urban design guidelines are a series of design statements and images that explain the City’s desired design elements and qualities that shape development and the public realm (e.g., public streets and parks).

The new Official Plan directs for the City to prepare urban design guidelines for its Strategic Growth Areas, namely the Central Area and Mixed-Use Corridors. The Mixed-Use Corridors in the Official Plan consist of five major arterial roads: Lansdowne Street, Clonsilla Avenue, Chemong Road, Armour Road and Water Street. The Mixed-Use Corridors are expected to accommodate significant population and employment growth through a compact built form and broad mix of land uses.

The Mixed-Use Corridors Urban Design Guidelines support objectives related to achieving the City’s intensification targets, promoting sustainable development and enhancing quality of life. The guidelines build on the directions and policies in the Council-adopted Central Area Urban Design Guidelines and the City's new Official Plan.

Do the "corridors" apply only to property with frontage on one of the corridor streets, or will they also extend to properties very close to these streets?

The Mixed-Use Urban Design Guidelines will apply to all projects within the Major and Minor Mixed-Use Corridors designated on Schedule B of the Official Plan, which includes properties in proximity to these streets and not necessarily only those properties with frontage on these streets. Further, the Guidelines may also be used to guide intensification projects outside of the corridors.
